Baan Panya — "House of Wisdom" in Thai — grew from conversations that kept repeating in Chiang Mai. People who had spent decades running households, building businesses, or raising families found themselves at a crossroads: their financial lives had grown more complex, yet the resources available to them felt either too formal, too fast-paced, or simply not designed with their life stage in mind.
Our founders — a team with backgrounds spanning financial planning, adult education, and community development — decided to address this directly. In 2017, they opened a modest seminar space on Nimmanhemin Road and began offering the programs that now form the core of our curriculum.
Eight years on, the approach remains the same: small groups, plain language, real-world application, and a willingness to move at the pace of the people in the room.

Former bank branch manager with 24 years of experience in Thai retail and personal finance. Prawit leads the everyday finance and retirement planning programs.
Khun Nattaya Wongchai
Property Program Specialist
Licensed property consultant with extensive experience in Northern Thailand's real estate landscape. Nattaya brings practical, grounded insight to the Property and Asset Awareness Program.
Arjarn Siriporn Khantarat
Adult Education Lead & Co-Founder
Adult learning specialist who joined from Chiang Mai University's continuing education faculty. Siriporn oversees all curriculum design and ensures our teaching methods stay participant-centred.
Quality Standards We Hold Ourselves To
Curriculum Accuracy
All program content is reviewed annually against current Thai regulations, tax frameworks, and financial guidance standards. Outdated information is never left in circulation.
Data Privacy (PDPA)
We comply fully with Thailand's Personal Data Protection Act. Participant information is held securely, used only for program administration, and never shared with external parties.
Small-Group Integrity
We cap group sizes strictly. When a cohort is full, we open a new one rather than expand beyond what allows for meaningful individual attention.
Impartial Guidance
Baan Panya does not sell financial products, accept referral commissions, or recommend specific institutions. Our only interest is helping participants understand their own situation more clearly.
Participant Feedback Loop
Every cohort completes a detailed feedback process. We read and discuss these responses as a team after each program cycle and incorporate relevant changes into future sessions.
Accessibility of Language
We assess the reading level and assumed knowledge of all written materials. Technical terms are defined on first use. No assumption is made about prior financial literacy.
Financial Education Rooted in the Thai Context
Baan Panya occupies a particular place in the Chiang Mai education landscape: a learning centre shaped specifically around the financial circumstances that adults in Thailand encounter in their middle and later years. This includes a detailed working knowledge of Thailand's Social Security and pension structures, the nuances of Chanote and Nor Sor 3 Gor land title systems, withholding tax rules applicable to rental income, and the practical limits of Thai banking products for those managing household wealth across generations.
Our programmes do not attempt to replicate what a licensed financial advisor does. Instead, they fill the space between general awareness and the need for professional advice — equipping participants to ask better questions, read documents with greater confidence, and make informed decisions about when and how to seek specialist help. This distinction matters to us, and it matters to our participants, many of whom have found that a clearer understanding of their position is, in itself, a form of financial security.
